What membership includes
Monitored sensors where shore houses actually fail — water sensors at the water heater, washer, and under-sink runs, temperature/humidity sensors on the living levels and in the crawlspace — with alerts that come to us, not just to your phone. Twice-monthly documented walk-throughs in the off-season: every visit produces a timestamped photo report covering plumbing, ceilings, windows and doors, HVAC condition, and crawlspace moisture readings. Storm checks after named storms and significant nor'easters, before you have to wonder. And pre-season opening and post-season closing done by people who know what a winterization failure costs.
Priority response is the real product
When a sensor trips or a walk-through finds water, members get dispatch to the front of the line — a crew rolling on the alert, not after you call back, with your access arrangements, shutoff locations, and house history already on file. In a January freeze event, when every restoration company at the shore has a waiting list, that standing arrangement is the difference between drying a bathroom and gutting a first floor.
What it costs against what it prevents
A ruptured supply line running undetected for two weeks is routinely a five-to-six-figure loss and a season of reconstruction — plus the claim, the deductible, and the rental calendar you lose. Membership runs a few hundred dollars a month in the off-season, walk-through reports satisfy the "reasonable care" and vacancy provisions many high-value policies quietly require, and some carriers discount premiums for monitored leak detection. Ask us for a quote sized to your house; most members conclude the plan pays for itself the first time a sensor fires.
